Cozumel Urban Development recently made an announcement
that favorably impacts Mariposa Estates:
On Nov. 13, 2008, Eduardo Basurto, Director of Cozumel's Urban Development signed a document that officially allows owners of any lots within Mariposa Estates to:
- Build up two 2-BR houses OR one 4-BR house per hectare
- Homes can be up to 500 sq. meters per hectare. This computes to:
- 1 hectare lot, a total of 5282 sq. ft. This could be one 4 BR house, 5282 total sq. ft. OR two 2 BR houses, 2641 sq. ft. each house
- 2 hectare lot: a total of 10,794 sq. ft. This could be two 4 BR houses, 5,397 sq. ft. OR four 2 BR houses, 2698 sq. ft. each house
- 4 hectare lot: a total of 21,528 sq ft. This could be four 4 BR houses, 5382 sq. ft. each house OR eight 2 BR houses, 2691 sq. ft. each house
Patio and pool areas are included in the square footage.
BEFORE this recent approval, the total square footage allowed was as follows (minimum lot size was previously 2 hectares)
- 2 Hectares: 1883 sq. ft. (now 10,794 sq. ft.)
- 4 Hectares: 3766 sq. ft. (now 21,528 sq. ft.)
This is exciting news and obviously the value of the lots went up significantly with this approval. Current owners and potential buyers now have much more flexibility in what they build and how to best utilize their property.
