More about Mariposa Estates
Mariposa Estates is a relatively new development; it was platted in 2000. Mariposa (means butterfly in Spanish) is a planned community with front gate security on the island of Cozumel, Mexico.
The only development of it kind on the island, Mariposa Estates offers large lots (approximately 5-acres) in a tropical setting. Protective covenants and design critera are in place in order to protect buyers' investments and create a community that will have certain standards. Development team works closely with the director of ecology in order to establish an eco-friendly environment.

A great value, the lots start at $64,500. The land is all high and dry; no wetland or swamp. All lots are heavily wooded with various types of trees, plants and flowering vines. Mariposa Estates is heavily treed in a tropical setting. Several varieties of butterflies inhabit the area, as well as owls, morning doves and other birds.
Electric poles are in throughout the development and it is energized in the front half of the southern portion. Telephone (cellular), satellite TV and high speed internet access is available.
Road is in through the southern portion of Mariposa Estates; additional road improvements are planned in the future. Coco palms have been planted on both sides of the road and will be beautiful when fully grown. Streetlights have been installed on all power poles and 25 kva transformers have been provided in the front of the south section of the development (up to 5 kva per lot).
Some of Cozumel's best beaches and dive sites are within two miles of the development. Closest beach (Playa Mia) is within 1/4 mile. It's an 8-minute walk from the entrance gate of Mariposa Estates to water's edge with the beach stretching for miles in both directions. Other beach areas close to Mariposa include San Francisco Beach, Palm Beach, Paradise and Mr. Sancho's. These magnificent beach areas offer amenities such as restaurants, pier for dive boat pick up, assorted water sports, swimming pools and an assortment of shops.
Between Mariposa Estates and the beach area is private and Fidecaribe land (federal land). This land provides a buffer between the development and the main coastal road that goes south from the town of San Miguel to the island beach areas.
The town of San Miguel is an easy 10-minute drive along the coastal highway. In town are numerous restaurants, grocery stores, churches, medical facilities, movie theaters, parks and shopping centers. An 18-hole golf course is approximately 20 minutes from the development.
Land values in this area are rising as development flourishes in the southern sector of the island. And, with real estate values continuing to appreciate in this part of Mexico, Mariposa Estates is an excellent investment opportunity.
